New Development Leasing Manager Department: Property Management, CA Student Living Reports to: New Development Property Manager Location(s): Auburn, AL; Oxford, MS; Reno, NV; Fort Collins, CO Company Overview CA Student Living, one of the nation’s largest and most active student housing developers and operators, is now hiring experienced, sales-oriented leasing managers for new developments in Auburn, AL, Oxford, MS, Reno, NV, and Fort Collins, CO. During the initial lease-up of the property, New Development Leasing Managers will champion CA Student Living and the property brand in these markets. Upon opening, leasing managers may have the opportunity to move to future new development projects in the CA Student Living portfolio or remain at the property as it transitions to the company’s operating team. Position Description The Leasing Manager is expected to oversee the day-to-day operations and efforts of the leasing staff. Along with the Property Manager and Marketing Manager, this individual will serve as the face of CA Student Living and the property in our new markets. New Development Leasing Managers are expected to have a strong background in leasing or sales management and experience managing teams in a leadership role. CA Student Living values dynamic individuals with an entrepreneurial spirit and willingness to work through challenges that arise during the development phase. The Leasing Manager should be a resilient sales leader that embraces the opportunity to be innovative in his or her work during the launch of the property. Responsibilities Leasing Managers are the sales leaders of their property. During the initial opening, Leasing Mangers will serve as go-to source for information about the property, including pricing, availability, lead follow up, and tour management. * Manage scheduling of leasing staff, including weekly in-office and on-campus efforts and event * Conduct on-going training on industry and market-specific issues related to the leasing of the property * Handle leasing inquiries, conduct tours, perform follow ups, and assist prospects with the application process * Train and supervise leasing agents in each aspect of the leasing process, including Entrata * Ensure each day that follow ups are being thoroughly completed with detailed notes in Entrata * Maintain high employee morale while holding team members accountable to stated leasing goals Once the staff is in place, Leasing Managers should focus on tailoring marketing efforts to meet leasing goals and ensure sufficient in-office and online traffic, in collaboration with the Marketing Manager. * Coordinate, staff, and attend all campus events that are related to on or off campus housing * Partner and co-vend with local businesses to maintain a positive presence in the community * Ensure that pricing, leasing specials, and availability are accurately reflected in all property marketing * Conduct weekly market surveys of comp properties for company and property reports This individual is responsible for meeting stated leasing goals and for the completeness of physical and digital lease files. Leasing Mangers will work to ensure that leasing processes and documentation meet company standards for the successful initial lease-up of the property. * Communication of stated leasing goals with on-site team and develop creative strategies to engage leasing staff in meeting or exceeding weekly/monthly goals * Ensure that both Entrata and all physical lease files are accurate, complete, and organized according to the File Integrity Policy for all current, future, and incomplete files * Enter and account for all executed lease files in Entrata before the end of each business day * Ensure all charges are entered and scheduled billing in Entrata accurately reflects the lease file * Perform monthly Lease Audit under the direction of the Property Manager CA Student Living looks for dynamic, energetic individuals who are eager to be the face of our company, brand, and property in the markets that we serve.
